Obtaining the best terms for the sale of your home requires not only experience, but also market knowledge, cost-effective solutions, communication skills, negotiation expertise, and social skills.
Prior to listing a home for sale, I talk to homeowners, asking them what they love about the home now as well as what made them fall in love with the home. What entices one prospective buyer may entice another and this information can be used to create the marketing story for the home. I also provide each homeowner with a detailed three-page list of items to identify and correct before listing the home because minor repairs can be completed more cost-effectively than after a home is under a contract for sale.
All my listings are marketed with professional photos, videography, floor plans, virtual tours, and aerial photography, where appropriate. We create a story to sell a home so clear visual effects are necessary, from 3D tours to interactive storybooks. While every home is marketed, the target audience is dependent upon the property, so each home is marketed to reach the most identifiable potential purchasers.
I love research so I continuously analyze the real estate market, changes in appraisal methods, and lending updates. When offers are received, I review the license history of any lender with whom I am not familiar. This is always a key factor when evaluating all the terms of the offer. For example, I know of a lender that overpromises and underdelivers. I communicated this with my client and the buyer’s agent when the offer was presented and explained that the sale would not close on time. My seller agreed to proceed with the transaction, provided that earnest money would become non-refundable if an extension were needed to close the sale. An extension was needed because the lender could not close on time. At that point, the earnest money became non-refundable, and my seller received additional funds to await a later closing.
Because I represent both buyers and sellers, I know what my seller’s buyers are expecting in the transaction. This knowledge helps me negotiate for my seller clients. Experience with both sides of a transaction, and the ability to discern the motivation and priorities of the potential purchaser by communicating with their representative, are keys to obtaining the desired terms and results for my seller clients.
